Loader Lane

A new home on Clifton Hill where rotated concrete volumes shape outlook, shelter and arrival.

Loader Lane

Set just below the Clifton Hill ridgeline with uninterrupted views stretching across Pegasus Bay to the Kaikōura ranges, Loader Lane House is arranged from two rotated concrete volumes that establish a clear relationship between shelter, outlook and arrival. The lower level is anchored into the hillside, accommodating the bedrooms and forming a solid base that settles the home into the landscape. Above, the living areas and master suite are elevated to capture light and long views, with the offset forms creating sheltered outdoor terraces that allow the house to open comfortably in all conditions.

The main living volume sits beneath an obtuse skillion roof, which lifts to form a double-height interior. This roof gesture brings western light deep into the home while reinforcing the building’s horizontal presence across the slope. Precast concrete continues inside and out, giving the house a strong tectonic identity, contrasted externally by vertical cedar cladding and complemented internally by warm timber elements that introduce texture and subtle tonal variation.

The home’s arrangement responds directly to its exposed site. The rotated forms break the wind and frame selective views, creating a sequence of internal and external spaces that feel protected yet outward-looking. The result is a robust and enduring home — one that balances mass and openness, permanence and lightness — and offers a layered experience of the coastal landscape throughout the day.
